Expenses now consume nearly 60p of every £1 received in rent, according to analysis by Hello Neighbour using HMRC data for individual (unincorporated) landlords. Over the past five years, costs have surged by 56%, while rental income has increased by an average of just 26%.
Most strikingly, average annual profit per landlord stands at only £6,800—leaving many unincorporated landlords questioning whether continuing to rent out property remains financially worthwhile.
